The Board shall hear and decide appeals made for exceptions to and variances in, the application of resolutions, ordinances, regulations, measures and orders of administrative officials or agencies governing zoning and building in the municipality. Learn more about the Board of Zoning Appeals here.
The Board shall establish qualifications and standards for all applicants for the respective electrical, warm air heating and air conditioning, and plumbing licenses upon matters relating to the qualifications of the applicant to engage in business in the city.
The Board shall assist city officials and city residents in the dissemination of news and information about housing code enforcement, housing assistance programs and maintenance of the housing stock and maintenance of residential values.
The Community Reinvestment Area Housing Council makes annual inspections of the properties receiving a Community Reinvestment Area exemption and hears appeals on Housing Officer's decisions.
The Board shall have the power to permit, by approval of the application of any property owner, the demolition, construction, preservation, restoration, rehabilitation of any home, commercial establishment or other structure, or new construction within the historic district. The Board shall also be an advisory body to the Planning Commission.

The Board shall conduct hearings to allow a petitioner, who has been issued a notice and order in connection with the enforcement of the Housing Code found in Chapter 13 Title Seven of the Codified Ordinances of Cuyahoga Falls, Ohio, an opportunity to be heard and to show cause as to why the notice and order should be modified or withdrawn.
The Cuyahoga Falls Planning Commission acts as the city's planning commissioner and maintains the city's master plan through the zoning map, land use controls, building/site design, land plotting, and street design and extension. Learn more about the Planning Commission here.
The Board shall have the authority to overrule, reverse or modify any decision set forth by the Department of Building and Zoning Inspection, except decisions relating to enforcement of the Ohio Basic Building Code from which the Board is precluded from hearing appeals.
